Before you bring your checklist to inspection day, it helps to understand the precise scope of what you’re paying for. But they cannot diagnose what they cannot see. Hidden mold behind drywall, a failing sewer line buried ten feet underground, or a radon problem that requires an air test — none of these fall within a standard inspection’s scope. Here is how those systems break down in practice, and what to look for alongside your inspector.

Exterior and Grounds

The inspection starts outside. Your inspector will examine the roof, siding, windows, doors, foundation walls (where visible), grading, gutters, downspouts, driveways, walkways, decks, and any attached structures. The most important concerns on the exterior are water management and structural integrity — two problems that tend to be expensive when ignored and inexpensive when caught early.

  • Roof: Look for missing, cracked, or curling shingles; damaged flashing around chimneys and skylights; sagging ridgelines; and signs of moss or algae that can accelerate wear. Note the approximate age of the roof — a roof within five years of the end of its expected lifespan is a legitimate negotiating point even if it isn’t currently leaking.

  • Gutters and downspouts: Improperly sloped gutters, missing downspout extensions, or downspouts that discharge directly against the foundation are a common source of basement and crawl space moisture. The foundation should appear in good condition with no significant cracks, and detached garages, sheds, fences, and decks should appear in good condition with no rotted wood or evidence of termites.

  • Siding and caulking: Failed caulk around window frames and doors is one of the most common — and most overlooked — entry points for moisture. Fiber cement, wood, and vinyl all have different failure modes; your inspector will note what they see.

Roof Structure and Attic

The attic is where a surprising number of problems hide. An inspector will enter any accessible attic space and look at insulation levels and distribution, ventilation (inadequate ventilation shortens roof life and causes moisture buildup), evidence of past or active roof leaks (water staining on rafters or sheathing), and whether any bathroom or kitchen exhaust fans terminate properly into the exterior rather than dumping moist air directly into the attic space.

Knob-and-tube wiring that has been buried under insulation is a common red flag in older homes — it’s a fire hazard and an insurance problem. Improper amateur repairs to the roof structure (notched or cut rafters, missing collar ties) are also worth noting.

Electrical System

Aluminum branch wiring (common in homes built between roughly 1965 and 1973) requires specific connectors and devices to be safe — an electrical panel that appears fine on the outside can still conceal aluminum wiring that needs attention.

Plumbing

The plumbing inspection covers leaks, clogs, and signs of wear in supply and drain lines. Practically, the inspector will identify the type of supply piping (copper, CPVC, PEX, or galvanized steel), check water pressure, run every fixture and test every drain, inspect the water heater for age and condition, and look under every sink and around every toilet for evidence of past or active leaks.

Galvanized steel pipes are a common finding in older homes and carry a limited remaining lifespan — they corrode from the inside out, reducing flow and eventually failing. Polybutylene pipe (installed widely in the 1980s and early 1990s) is another flag: it has a known failure history and may be difficult to insure. Neither finding is necessarily a deal-breaker, but both are legitimate items for negotiation.

The water heater’s age is printed on its data plate — most tank-style heaters have a 10-to-12-year expected lifespan. A heater within a few years of that threshold is not defective, but its replacement cost ($1,000–$2,000 installed) belongs in your negotiation calculus.

HVAC (Heating, Ventilation, and Air Conditioning)

The HVAC inspection evaluates the basic operations, safety, and remaining lifespan of climate control systems. The inspector will run the furnace and air conditioner, check temperature differentials at supply registers, inspect accessible ductwork for disconnects or damage, look at the heat exchanger for cracks (a cracked heat exchanger on a gas furnace can allow carbon monoxide to enter the living space), and assess the age and condition of all equipment.

HVAC systems are expensive to replace — a new furnace runs $3,000–$6,000 installed; a central air conditioning system can run $5,000–$12,000 or more. Age matters a great deal here: a furnace past 20 years and an air conditioner past 15 years are both statistically near end-of-life even if they’re currently functioning. Interior: Rooms, Ceilings, Walls, and Floors

Inside the living space, the inspector is looking for evidence of moisture intrusion, structural movement, and safety hazards. Water staining on ceilings often indicates a past or current roof or plumbing leak — even if the stain is dry, it’s worth asking whether the underlying cause was ever resolved. Floors that sag or feel soft in isolated spots can indicate subfloor damage, moisture, or in older homes, localized structural issues.

  • Bedrooms: Every bedroom should have at least one operable egress window (minimum opening size applies in most jurisdictions). Smoke and carbon monoxide detectors must be present and functional.
  • Kitchen: The inspector will test all built-in appliances (range, dishwasher, hood), check the exhaust fan’s termination point, run the garbage disposal, and look under the sink for evidence of slow leaks that can rot cabinet bottoms over time.
  • Bathrooms: Every bathroom will be tested for proper GFCI protection, adequate ventilation, and tile or surround integrity around the tub and shower. Soft or springy flooring around the toilet base often indicates a long-term slow leak at the wax ring.

Basement and Crawl Space

Moisture is the primary concern below grade. White mineral deposits (efflorescence) on concrete walls indicate that water has been moving through the wall; staining patterns can show the inspector how frequently and from where. A functional sump pump is a good sign in areas with high water tables, but a sump that runs continuously during a dry period can indicate an ongoing drainage problem.

In a crawl space, the inspector will look at vapor barrier coverage, wood member condition (rot and pest damage), insulation installation, and whether any HVAC ductwork or plumbing passes through the space without adequate insulation or support. A crawl space with standing water or significant mold growth is a serious finding that warrants a specialist — not just a note in the report.


Safety-Critical vs. Routine: How to Read Your Report

A thorough home inspection report on a 30-year-old house can easily run 50 to 80 pages and contain dozens of findings. First-time buyers often react to that volume with alarm — which is understandable, but not always warranted. The key skill is triaging what you find.

Don’t be concerned with the number of defects listed — many will be so minor you won’t bother fixing them. Instead, pay attention to the severity of the home’s issues. Some problems can be deal-breakers. If serious problems arise, talk to your home inspector and real estate agent about your best ways forward. A useful mental model divides findings into three buckets:

Safety hazards require immediate attention regardless of cost: an active gas leak, a cracked heat exchanger, double-tapped breakers in an undersized panel, missing GFCI protection in wet areas, or evidence of active structural movement. These are the items that belong at the top of any repair request.

Major systems near end-of-life are not defects in the strict sense, but they represent known future costs: an aging HVAC system, a roof within five years of replacement, old water heater, or galvanized plumbing. These are ideal candidates for a seller credit rather than a repair request, because the work will need to happen on your timeline regardless.

Deferred maintenance and minor items — caulk that needs renewal, a sticky door that needs adjustment, missing weatherstripping — are real, but they’re the noise in any inspection report. Specialty Inspections: When the Standard Isn’t Enough

The standard inspection is a generalist review. Depending on the home’s age, location, and physical characteristics, you may need to supplement it with one or more specialty tests ordered separately.

Radon testing is advisable in any area where radon is prevalent — which includes large parts of the Midwest, Mid-Atlantic, and Mountain West. Radon is a colorless, odorless gas that can be harmful in high concentrations, and radon testing can identify if the property has elevated levels, allowing buyers to address any potential health risks. Mitigation systems are typically $800–$2,500 installed and are highly effective.

Sewer scope: A camera inspection of the main sewer line is strongly recommended for any home older than 25–30 years. Standard inspectors run the drains but cannot see inside buried pipes. Root intrusion, offset joints, and pipe belly (a low spot that allows solids to accumulate) are common in older clay or cast iron lines and are invisible to a surface inspection. Mold and air quality testing: If the inspector notes any evidence of moisture intrusion, visible microbial growth, or musty odors, a specialist mold test is worth ordering. Oil tank sweep and well/septic: If the home was previously heated by oil or has an older heating history, a tank sweep (using ground-penetrating radar or magnetometry) can locate buried tanks before they become your problem. Homes with private wells and septic systems require separate water quality testing and septic evaluations — typically required by lenders in any case.

Attend the Inspection — Especially the Last Hour

Most inspectors will ask you to join them for the final 30–60 minutes of the inspection, after they’ve worked through the entire property and have a complete picture of what they found.

That walkthrough conversation is genuinely irreplaceable. A written report will note “evidence of past moisture intrusion at the northeast corner of the basement” — but the inspector standing in that corner can tell you whether the stain looks five years old or five months old, whether there’s active efflorescence or just historic residue, and whether their gut says it’s cosmetic or structural. That context rarely makes it into the report, and it’s often the difference between a panic response and a measured negotiation.

Come to the inspection with your own questions. Did the seller disclose any history of roof leaks or flooding? Ask the inspector to pay particular attention to those areas and give you a frank assessment. If something looks unusual during the walk, ask what it is and what it would take to address it. Inspectors are professionals who work for you — use them accordingly.


Your Inspection Contingency Is Your Leverage Window

As a home buyer, the home inspection is your last chance to uncover defects with the house — and potentially get the seller to pay for them — before sealing the deal. If a professional home inspection reveals serious problems with a property, potential buyers can back out of the home purchase or renegotiate the sale price, provided they have a home inspection contingency in their purchase agreement.

The inspection contingency window — typically five to ten days from the date of the signed purchase agreement — is the most important leverage point in the entire transaction. Once it expires, you generally lose the right to request repairs or walk away without forfeiting your earnest money. This is not the time to delay scheduling the inspection.

Buyers can use inspection results to negotiate repairs, request credits, or walk away if contingencies allow. In practice, a well-structured repair request focuses on safety items and major systems — not cosmetic or deferred maintenance. Sellers are more likely to respond favorably to a targeted list of two or three significant items than to a comprehensive punch list of everything the inspector wrote down.
